Miami Now Costs More Than New York. Where Palm Beach County Still Makes Sense

By one federal measure, Miami's cost of living has now passed New York's. If you're pricing out a move from Miami-Dade or Broward, the headline probably matches what your rent or insurance bill has been telling you. Here's what the number actually says, why Palm Beach County doesn't get a pass, and where the value is if you're heading north.

What the number actually measures

The figure comes from the U.S. Bureau of Economic Analysis's Regional Price Parities, which compare price levels across metro areas against a national average of 100. In the 2024 data, the Miami–Fort Lauderdale–West Palm Beach metro scored about 114.2 and the New York–Newark–Jersey City metro about 112.6. CBS12 reported it as the first time Miami's metro came out ahead.

Two caveats before you plan a move around it:

  • It's a metro-wide number, and Palm Beach County is part of that metro. The BEA doesn't break it out by county, so the index doesn't say Palm Beach County is cheaper than Miami. It says the region as a whole is expensive.
  • It measures prices, not the full cost of owning. Regional Price Parities cover goods, services and rents. They leave out property taxes, homeowners insurance and flood insurance, which are the costs that decide what a Florida home really costs you each year.

So the useful question isn't "Is Palm Beach County cheaper?" It's "Where in Palm Beach County does my budget buy more house, with carrying costs I can live with?"

Four places Miami buyers should look first

These aren't the cheapest addresses in the county. They're places where a buyer leaving Miami usually gives up little of what they liked and keeps more of the budget.

Lake Worth Beach.** This is the closest thing in the county to the walkable, older-Miami feel people miss: a small downtown, a municipal beach and pier, and historic cottages east of Dixie. Boynton Beach.** The eastern side is where the redevelopment is happening, and the Intracoastal and I-95 make a drive south practical. West of I-95 you'll find more newer, gated and 55+ communities. See what it costs to own in Boynton Beach.

Greenacres. Greenacres sits just west of Lake Worth Beach, in the middle of the county. It's mostly suburban single-family homes and generally gives you more house for the money than the coastal cities, but you'll drive for almost everything. Yes, the Atlantic side costs more. Here's how to buy smart

A 24/7 Wall St. analysis, reported by WPTV, estimated that retiring comfortably takes about $550,000 in invested assets on Florida's Gulf Coast and about $1.15 million on the Atlantic side. Its estimate of yearly costs was about $78,000 on the Gulf Coast and $98,000 to $105,000 on the Atlantic side. The model assumed a three-bedroom home near the water, and most of the gap came from insurance and property taxes.

That's one outlet's model, not a rule. But it shows where the money goes, and those are the places where a careful buyer can push back:

  • Price insurance before you make an offer. Roof age, wind-mitigation features and flood zone can change a premium by thousands. Get a quote on the specific address while you're shopping, not after you're under contract.
  • Estimate your own tax bill, not the seller's. Florida reassesses a home when it sells, so the seller's homestead-capped bill tells you very little about yours. The Property Appraiser's online calculator will estimate your bill from your purchase price.
  • Read the association budget. For a condo or an HOA community, the reserves and any upcoming assessments matter as much as the monthly fee.
  • Pay only for the location you'll use. Water views carry the biggest premium. If you want to be near the beach but don't need to see it, ten minutes inland can change the numbers a lot.

In the 24/7 Wall St. analysis WPTV reported, most of the gap came from insurance and property taxes on a home near the water. Pricing insurance on the exact address and estimating your own post-sale tax bill before you make an offer are the two best ways to control it.
