St. Lucie County’s two property types sent different signals in August 2026. Single-family homes were near balanced and tilting toward sellers: supply eased from 5.4 to 4.9 months, the typical sale closed at 95.5% of original list price, up from 94.3%, and median days to contract fell from 64 to 54. The median sale price held essentially steady at $402,500, against $400,000 a year earlier, while closed sales slipped 6.5% to 444. Condos and townhomes remained buyer-leaning. Active inventory fell 15.2% to 626 and supply dropped from 10.1 months, yet 7.6 months still leaves buyers with options, and median days to contract lengthened from 78 to 82. The condo/townhome median rose 7.2% to $320,000, but it is based on only 80 closings, so read it alongside supply and list-price-received figures rather than as an increase in condo values.
