What the August 2026 Numbers Say
Martin County recorded fewer closings and fewer active listings in August 2026 than a year earlier, for both property types. Single-family closed sales fell 11.3% to 181 while active inventory fell 21.7% to 644, taking months of supply from 5.1 to 3.4. Median days to contract dropped from 77 to 56, the typical sale closed at 94.2% of original list price, and the median sale price was $656,900, compared with $582,500 in August 2025. That combination reads as seller-leaning. Condos and townhomes are closer to balanced: supply fell from 8.1 to 5.5 months, sales closed at 90.8% of original list price, and the median took 84 days to reach contract. The condo/townhome median rose 20.7% to $277,500, but it rests on only 61 closings, so it reflects the mix of units that happened to sell rather than a change in what any particular condo is worth.
