About Royal Palm Beach
Royal Palm Beach is a more attainable Palm Beach County choice for buyers who want a house, usable space, parks and established suburban life without coastal pricing. Its strength is value and range. The Village was incorporated in 1959, covers about 11 square miles, and runs 20 parks, and the Census Bureau puts its median owner-occupied home value for 2020 to 2024 at $437,700, against $599,400 in neighboring Wellington. That is a Village-wide median, and the housing inside it is not one thing. The Village breaks down into three kinds of place. Established central communities, The Willows, La Mancha and Counterpoint Estates, grew up around Royal Palm Beach and Okeechobee Boulevards beginning in the 1970s. A corridor of distinct communities runs along Crestwood Boulevard on the west side, from the long-standing Crestwood neighborhood to Madison Green, Saratoga at Royal Palm and BellaSera, a gated Lennar community at the north end. And newer planned communities, PortoSol and Bella Terra among them, were built in the 2000s and 2010s. Crestwood Boulevard is a road, not a neighborhood, so each community along it is its own place. Royal Palm Beach is inland and car-oriented, and it has no beach, no walkable downtown and no nightlife district. What it has is Commons Park, a 19-acre lake with about three miles of paved trail, a Saturday Green Market at Village Hall, the county's 772-acre Pines Natural Area just north, and Wellington next door.
How Royal Palm Beach breaks down
The Village is not one housing experience. Think of it as three groups: established central communities near Royal Palm Beach and Okeechobee Boulevards, a set of separate communities along Crestwood Boulevard, and newer planned communities built from the 2000s forward. The same Village holds 1970s street grids, early-2000s planned neighborhoods and a gated community that opened its first homes in December 2018.
Established central communities
The Willows, La Mancha and Counterpoint Estates sit in the middle of the Village, near Village Hall, Veterans Park and the Saturday Green Market. County parcel records show homes in The Willows from the early 1970s and in La Mancha and Counterpoint Estates from the mid-1970s through the early 1990s. Each has parks on its own streets.
The Crestwood Boulevard corridor
Crestwood Boulevard runs north from Southern Boulevard along the Village's west side. The communities along it are separate places: the established Crestwood neighborhood, Madison Green beside Madison Green Country Club, Saratoga at Royal Palm, and BellaSera at 980 Crestwood Boulevard North, which Lennar announced as a gated, master-planned community. BellaSera is Lennar's name for the plat the county records as Crestwood North.
Planned communities
PortoSol, near State Road 7 north of Okeechobee Boulevard, dates from roughly 2008 to 2015. Bella Terra and Anthony Groves, whose street is Victoria Grove Boulevard, are early-2000s communities in the southeast along Southern Boulevard. Lakeside Landing, north of Okeechobee Boulevard, is new construction.

La Mancha
North of Okeechobee Boulevard, along La Mancha Avenue, with Spanish-named streets. Todd A. Robiner Park is on La Mancha Avenue.
Counterpoint Estates
South-central Village between Southern and Okeechobee Boulevards, platted in fourteen sections from 1977 to 1993, with operetta-named streets.
Crestwood (Units 1-4)
The long-standing neighborhood on the middle stretch of Crestwood Boulevard, with county records from the early 1980s into the 2000s.
Madison Green
A planned community from the early 2000s around the Okeechobee, Crestwood and Saratoga Boulevard area. Madison Green Country Club is at 2001 Crestwood Boulevard North.
Saratoga at Royal Palm
Around Saratoga Boulevard on the west side, platted in five sections, with homes from the late 1980s into the early 2000s.
BellaSera
Lennar's gated, master-planned community at 980 Crestwood Boulevard North, recorded by the county as Crestwood North. The Village's planning records show 385 single-family homes on about 154 acres.
PortoSol
About 500 single-family homes near State Road 7, north of Okeechobee Boulevard, built from roughly 2008 to 2015. Minto Communities is the developer.
Anthony Groves (Victoria Grove)
Early-2000s homes along Southern Boulevard in the southeast Village. The recorded plat is Anthony Groves and the street is Victoria Grove Boulevard.
Bella Terra
An early-2000s planned community in the southeast, around Venice Boulevard and Tuscany Drive.
