Westlake doesn't have neighborhoods in the conventional sense. It has builder collections and villages within a single master plan, and choosing between them is a different exercise from choosing between established neighborhoods.
The questions that matter here are builder, phase, floor plan, lot position and fee structure — not history, character or which street has the better trees.
How the city is organized
Westlake is laid out as a series of residential villages arranged around the central amenity complex and connected by internal roads, with green space and trails woven through, and commercial development planned along the main corridor.
Access is via Seminole Pratt Whitney Road, which connects south to Southern Boulevard and north toward Northlake Boulevard.
Because the plan is unified, the differences between areas are mostly about product type and how far you are from the amenity center — not about the fundamental character of the streets.
The attached and townhome collections
The most attainable entry to the city — townhomes and attached products, generally smaller, with less exterior maintenance and often closer to the amenities.
Who they suit: first-time buyers, downsizers, and anyone who wants the community and the recreation without a large lot to look after.
Check: what the association maintains versus what you do, party wall arrangements, and parking provision including for guests.
The single-family collections
The core of the city, spanning a genuine range of sizes, layouts and price points from modest to substantial.
Check, and this is where new-build diligence differs from resale:
- Which builder and which collection, since specification, standard finishes and construction quality vary between them.
- What is standard versus an upgrade. The base price and the price of the house you actually want can differ substantially, and upgrades made through the builder are generally more expensive than doing the work later — though not always, and some things are far cheaper done during construction.
- Lot position. What backs onto your lot matters enormously and permanently: water, preserve, another house, a road, or a future phase.
- What is entitled next to you. In a community still building, an empty parcel is not a permanent view. Ask what is planned for every adjacent parcel and get it in writing rather than relying on a sales-office assurance.
- Phase and timing. Earlier phases are finished and their surroundings are known; later phases mean living beside construction for longer, sometimes at a lower price.

Check: the same as above, plus whether the premium buys things that hold value — lot position, square footage, structural options — rather than finishes that date.
What to walk before you sign
On new construction the lot does more work than the house, because the house is a known quantity from a plan and the land is not.
Walk the actual lot, not the model's. Stand where the back of the house will be and look at what you'll be looking at for the next twenty years.
Check the orientation. Which way the rear faces determines afternoon sun on your patio and the cooling load on that side of the house. In Florida this is not a minor detail.
Look at grade and drainage. Where water goes in heavy rain, whether your lot sits above or below neighbors, and where the swales run.
Note what's adjacent — an amenity, a road, a preserve, a lift station, a future phase. Get the answer in writing.
Ten minutes standing on the dirt is worth more than an hour in a decorated model.
Resale versus new build
Worth its own section, because Westlake now has both.
Buying new gets you warranty coverage, current code, choice of finishes and no prior owner. It also means a wait, upgrade decisions, and typically a higher price per square foot than a comparable resale in the same community.
Buying resale in the city means seeing the actual house, the actual lot and the actual neighbors, often with landscaping established and window treatments and other extras already paid for. And you can find out what the fees genuinely run to from someone who has been paying them.
For a lot of buyers the resale is the better value, and it's worth looking at both rather than defaulting to the sales center.
Reading a builder contract
New-build purchases work differently from resale, and the contract is where the differences live.
Timelines move. Completion dates in a builder contract are typically estimates with substantial latitude, and delays are normal rather than exceptional. Plan your housing arrangements with slack, and understand what the contract actually obliges the builder to do if a date slips.
Deposits and what happens to them vary. Know what is refundable, under what circumstances, and what you forfeit if you withdraw.
The warranty is not one thing — it is usually tiered, with different periods for workmanship, systems and structure. Get the actual document rather than a summary, and diarise the dates.
The walk-through matters. Your inspection before closing is the moment to identify defects, and it is worth hiring an independent inspector rather than relying solely on the builder's own process.
Design center pricing is where budgets move fastest. Decide your ceiling before you go, and remember that some upgrades are far cheaper during construction while others are cheaper afterwards.
