About Lotus

Lotus is a guard-gated community of roughly 800 single-family homes on Lyons Road in west Boca Raton, north of Clint Moore Road. GL Homes built it in a clean, modern style rather than the Mediterranean look of the older communities around it. New-construction sales here have finished, and Lotus now has a very active resale market. With two more Lotus communities under construction nearby, buyers get a real choice: wait for a new build, or buy something lightly broken in and move in now. The draw is the amenity package. A clubhouse of about 26,000 square feet holds a restaurant, fitness center, game room, children's playroom and an air-conditioned indoor sports court, with resort and lap pools outside plus lighted clay tennis and pickleball courts. A full-time social director runs the calendar. There is no golf course, and the community is not age-restricted.

Lotus, Lotus Palm and Lotus Edge are three different communities

GL Homes has used the Lotus name for three separate gated communities in west Boca Raton. Lotus is the original and is built out. Lotus Palm and Lotus Edge are the newer two, both being built nearby now, and each has its own gate, its own clubhouse and its own homeowners association. Homes in one do not get access to the others' amenities. The MLS files them separately too, so when you search or compare prices, check which one a listing is actually in.

Why a search for "Lotus" misses homes in Lotus

Listing agents type the subdivision name by hand, and Lotus homes are filed under a dozen versions of it. Some say Lotus. Many carry the recorded plat name instead, "Bridges Mizner PUD Bridges South Plat" followed by a number, and some of those are cut off partway through. A search for "Lotus" alone can miss a real share of what is for sale here, and a comparable-sales pull that only uses one name will undercount the market. The listings on this page and our Lotus search include every variant we have found, but when you are pricing a home, have your agent pull comps by address and plat, not by the word Lotus.

New build nearby, or lightly broken in here?

This is the real decision most Lotus buyers face. A new build in Lotus Palm or Lotus Edge lets you pick the lot, the floor plan and the finishes, and you get everything under a builder warranty. The trade is time: you wait for construction, and you still owe the extras a builder price rarely includes, such as landscaping upgrades, window treatments, a pool and often the lake-lot premium. A resale in Lotus is the opposite trade. The home is finished, the pool and landscaping are usually already in, the clubhouse is open with the social calendar running, and you can see the actual lot and neighbors before you buy. You give up choosing every finish, so get a full inspection and ask what is left on the builder warranty. Because the Lotus resale market moves quickly, the best homes tend not to sit, so it pays to have a buying plan and a pre-approval ready before you tour.

A Boca Raton address, but not the City of Boca Raton

Like most of the communities west of the Turnpike, Lotus sits in unincorporated Palm Beach County and uses a Boca Raton mailing address. That affects property taxes, which government provides services and which permitting rules apply. Confirm the jurisdiction for any specific home through the Palm Beach County Property Appraiser rather than relying on the address.

Life in Lotus centers on the clubhouse. Because the association runs a full-time social director, there is a monthly calendar of fitness classes, coffee talks and food trucks without a volunteer board having to organize it. The air-conditioned indoor sports court keeps basketball and pickleball going through the summer heat and afternoon storms. Outside the gate, Delray Marketplace a few minutes north on Lyons Road covers groceries, dinner and movies, and the Turnpike and Glades Road reach the rest of Boca. Assessments cover more than a typical Boca Raton HOA fee does, including the gate, lawn care and the clubhouse, so compare the total monthly cost rather than the headline figure. Confirm current fees, any capital contribution due at closing and leasing rules with the association before you make an offer.
