The Palm Beach County condo and townhome market continued its turn in July 2026. Closed sales rose 18.5% over July 2025 and active inventory fell 19.3% — the clearest absorption yet of the supply that built up through 2024–2025. The median sale price rose 4% to $312,500, and 57% of closings were all-cash purchases. At 6.7 months of supply, down from 9.3, buyers still hold leverage, but the direction of travel now favors sellers — especially in buildings with completed milestone inspections and funded reserves.
